1) Agreement to These Terms

These Terms and Conditions ("Terms") are a legally binding agreement between you and Single Seed Stays ("Single Seed Stays," "we," "us," "our") governing your use of singleseedstays.com and related services, including inquiries and direct bookings (collectively, the "Services"). By using the Services, you agree to these Terms. If you do not agree, do not use the Services.

3) Eligibility and Account Accuracy

You must be at least 18 years old to use the Services and to be the primary booking guest, or older if required by a specific property listing or house rule. You agree that information you submit (including booking details) is accurate and complete.

4) Bookings, House Rules, and Priority of Terms

When you book a stay, you agree to comply with:

• •The booking confirmation terms provided at checkout or in your confirmation email,
• •The property-specific house rules, and
• •Any platform terms if you booked through a third party (Airbnb, Vrbo, Booking.com, etc.).

If there is a conflict, the booking confirmation and property house rules control for that reservation.

5) Payments, Fees, and Taxes

Pricing, fees, taxes, and required authorizations (including deposits or pre-authorizations, if applicable) are shown at checkout or in the booking confirmation. You authorize us and our payment processors to charge the payment method you provide for approved amounts related to your reservation.

6) Cancellations, Changes, Refunds

Cancellation and refund terms are provided at the time of booking and in your confirmation. If you booked through a third-party platform, that platform's cancellation policy generally controls payments processed by that platform.

7) Property Use, Safety, and Guest Responsibility

You are responsible for your party's conduct and for following posted rules, occupancy limits, parking rules, pet rules, quiet hours, and any safety guidance. You accept the inherent risks that come with travel and staying at a private property, including risks related to weather, wildlife, terrain, fire features, water features, stairs, decks, and outdoor amenities.

8) Damage, Extra Cleaning, and Rule Violations

You agree you may be charged for property damage, missing items, excessive cleaning, smoking violations, unauthorized pets, unauthorized guests, or other material rule violations as permitted by applicable law and consistent with the booking terms. Where possible, we will document issues (for example, photos, vendor invoices, or logs).

9) Website Use and Prohibited Conduct

You agree not to:

• •Use the Services for unlawful purposes.
• •Attempt to gain unauthorized access to the Services or systems.
• •Scrape, mine, or harvest data from the site.
• •Interfere with the site's security or operation.
• •Misrepresent your identity or submit fraudulent booking information.

We may suspend or restrict access to the Services if we believe misuse or fraud is occurring.

10) Intellectual Property

All site content, text, images, logos, and design elements are owned by or licensed to Single Seed Stays and are protected by intellectual property laws. You may use the site for personal, non-commercial purposes only. Any other use requires our written permission.

11) Third-Party Services and Links

The Services may link to third-party sites and services (for example booking platforms, payment processors, activity providers). We do not control those third parties and are not responsible for their content, availability, or practices. Your use of third-party services is at your own risk and subject to their terms.

12) Privacy

Our collection and use of personal information is described in our Privacy Notice, which is incorporated into these Terms by reference.

13) Disclaimers

The Services are provided "as is" and "as available." We do not guarantee the Services will be uninterrupted, error-free, or always available. To the maximum extent permitted by law, we disclaim implied warranties, including merchantability, fitness for a particular purpose, and non-infringement.

14) Limitation of Liability

To the maximum extent permitted by law, Single Seed Stays will not be liable for indirect, incidental, special, consequential, or punitive damages, or for lost profits or lost data, arising from your use of the Services. To the extent liability cannot be excluded, our total liability will not exceed the amount you paid to us for the reservation or service at issue.

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

15) Indemnification

You agree to defend, indemnify, and hold harmless Single Seed Stays and its owners, employees, and contractors from claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising out of your use of the Services, your stay, your violation of these Terms, or your violation of any law or third-party rights.

16) Governing Law and Venue

These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law rules. Any dispute not resolved informally will be brought in the state or federal courts located in Tennessee, and you consent to that jurisdiction and venue.

17) Changes to These Terms

We may update these Terms from time to time. The "Last Updated" date shows when changes were posted. Continued use of the Services after changes means you accept the updated Terms.

18) Severability

If any part of these Terms is held unenforceable, the remaining parts will remain in effect.
