Guest Counts & Community

Registered Guests Only

Only guests listed on the reservation are permitted on the property. Need to add a guest (up to the legal limit)? Message us to update your reservation!

Zero Tolerance for Parties

We love our neighbors and peaceful communities. Parties, unauthorized events, and large gatherings are strictly prohibited. Violations result in immediate eviction without refund and fines starting at $1,000.

Quiet Hours

Please respect our neighbors' right to peace and quiet between 10:00 PM - 7:00 AM. Sound travels far in the mountains and across the lake!

Smoking & Hazards

Keeping our properties fresh and safe for all guests

Fresh Air Only

Smoking (including cigarettes, cigars, vaping, and marijuana) is strictly prohibited inside the home.

Restoration Fee

If evidence of smoking is found inside, a restoration fee starting at $500 will be charged to cover deep cleaning and ozone treatment.

Firearms

As a veteran-owned business, we take safety seriously. Firearms are generally not permitted on the premises unless otherwise specified by local laws.

Safety & Security

Your safety and privacy matter to us

Smart Locks

We use Schlage smart locks. Your unique code is active from check-in to check-out. Do not share this code with anyone outside your party.

Exterior Cameras

For your safety and property security, we utilize exterior cameras (doorbells/driveways). There are no cameras inside private living spaces or monitoring hot tub areas.

Damages & Maintenance

Communication is key, just let us know!

Accidents Happen

Broken a wine glass? It happens! Please tell us immediately. We generally do not charge for minor accidental breakage if reported.

Pet Damage Responsibility

Guests are responsible for any and all damages that occur due to pet stays.

Unreported Damage

Damages discovered after checkout that were not reported will be charged to the security deposit or through the resolution center.

Maintenance Issues

We maintain our homes rigorously, but sometimes things act up. If something isn't working, report it immediately so we can fix it! We cannot offer refunds for issues reported after your stay.

Check-In & Check-Out

We run a tight ship to ensure every home is perfect for you

Check-In Time

Anytime after 4:00 PM. Your unique door code activates at check-in time.

Check-Out Time

Strictly by 10:00 AM. Our cleaning teams need every minute between 10 AM and 4 PM to sanitize, restock, and perfect the home for the next family.

Early/Late Requests

We're happy to accommodate early arrivals or late departures if our cleaning schedule allows. Please ask at least 24 hours in advance. Approved requests may be subject to a small fee.

Unauthorized Late Check-Out

Unapproved late check-outs delay our team and impact the next guest. Guests staying past 10 AM without approval may be liable for additional costs or a full nightly rate.

Pet Policy

We're pet owners ourselves and love hosting fur babies!

Pet Fee

$125 one-time fee covers up to 2 pets for the entire stay. Additional pets may be accommodated for $50 per pet with prior approval.

Pet Requirements

Pets must be house-trained, up-to-date on vaccinations, and on flea/tick prevention.

Undeclared Pets

Please let us know if you're bringing a pet! Undeclared pets discovered by our team or cameras will be subject to the standard fee plus a penalty and potential deep-cleaning charges.

House Manners

Keep pets off furniture and beds unless using provided pet blankets. Pets must be crated if left alone in the property to prevent anxiety-induced damage.

Service Animals

We welcome service animals in accordance with ADA guidelines. Please notify us so we can update our records. No fees apply.

Refunds & Cancellations

30+ days before check-in

Cancel at least 30 days before check-in for a complete refund.

50% refund
7-29 days before check-in

Cancel 7 to 29 days before check-in and receive half back.

No refund
Less than 7 days

Cancellations within 7 days of check-in are non-refundable.

Important Notes

  • Weather & Nature: We cannot control the weather, local wildlife, or power outages caused by storms. We highly recommend travel insurance to protect your trip.
  • • Service fees are non-refundable after 48 hours of booking.
  • • Holiday and peak season bookings may have different cancellation terms.
  • • Refunds are processed within 5-10 business days to the original payment method.
  • • For extenuating circumstances, please contact us directly.

Cleanliness & Trash

We don't expect you to scrub the floors, just leave things in decent shape

Tennessee Properties

There is no municipal trash pickup. Please bag all trash and place it in the animal-proof bins/cages provided. Our cleaners will haul it away.

Meeker Hollow

Trash pickup is Thursday. Please place bagged trash in the cans in front of the garage by Wednesday night.

Kitchen

Please place dirty dishes in the dishwasher and start the cycle before you leave.

Excessive Mess

We don't expect you to scrub the floors, but excessive mess requiring extra cleaning time (trash everywhere, stained furniture) will result in an additional cleaning fee.
